At Urbania Developer (hereinafter, "Urbania") we look after your personal data with the same seriousness with which we build homes. This policy explains, in clear language and without technical jargon, what information we collect, what we use it for, the legal basis on which we process it, who we share it with and what rights you have over it. All processing is carried out in accordance with Ley 81 of 2019 on the Protection of Personal Data of the Republic of Panama and its implementing regulations. We recommend reading it carefully; if anything is not clear to you, write to us and we will gladly explain it.
Data controller
The company responsible for processing your data is Urbania Developer, a real estate developer of new homes (apartments and houses) with more than a decade of experience in Panama and a presence in Spain. These are our contact details:

We also have a sales WhatsApp line as a service channel. If at any time you wish to exercise your rights or ask us a question about privacy, the email info@urbania.com.pa is the main channel.
What data we collect
We collect only the data we need in order to serve you well. It falls into two groups:
Information you provide directly, when you complete one of our forms (contact, interest in developments, or mortgage pre-qualification):
- Full name.
- Email.
- Phone.
- Country.
- Development of interest.
- The message you write to us.
- Household income range. We only ask for this if you request a mortgage pre-qualification, because it is required for that process, and it is used exclusively for that purpose.
Technical browsing data, collected automatically when you visit our site:
- IP address.
- Device type and browser.
- The pages you view and how you move through the site.
- Referral source (the site or link that brought you to our website).
This technical data is collected through cookies and analytics tools, as explained below. We do not deliberately request or process sensitive categories of data (such as ethnic origin, health, religious beliefs, or political opinions). We ask that you not include that type of information in the free-text message field on our forms.
How and when we collect it
We collect your information at two points:
- When you choose to share it: when you complete and submit a contact form, a development interest form or a mortgage pre-qualification form, or when you contact us by email, phone or our sales WhatsApp.
- While you browse: automatically, through cookies and measurement tools, we collect technical data about your visit in order to understand how the site is used and improve it.
The data you voluntarily provide through our forms comes from you; we ask that it be truthful and up to date.
Purposes and legal basis for processing
We use your data only for specific, legitimate purposes, and each one rests on a legal basis recognized under Ley 81:
- Answer your inquiries and provide sales follow-up (replying to you, informing you about developments, scheduling visits). Legal basis: your consent and the carrying out of the preliminary steps you request when you contact us.
- Handle your pre-qualification or mortgage application with banking institutions. Legal basis: your consent and the performance of the arrangements you request from us.
- Send you commercial communications about developments, availability, promotions and news that may be of interest to you, when you have shown interest or authorized us to do so. Legal basis: your consent and our legitimate interest in maintaining a commercial relationship with you. You may object to these communications at any time.
- Measure and improve how the site performs, understand how it is used and carry out analytics and advertising. Legal basis: your consent (given through the cookie manager) and our legitimate interest in offering you a better experience.
- Comply with legal obligations that apply to us. Legal basis: compliance with the law.
Under Ley 81, your consent is unambiguous or express depending on the category of data, and we never treat it as granted by your mere inaction or omission. We do not use your data for purposes other than those explained here without informing you first.
Cookies and tracking technologies
Our site uses cookies and similar technologies to work properly, remember your preferences, measure page usage, and show you relevant advertising. Cookies are small files stored on your device when you browse, and they help the website function and help us understand how you use it. In addition to the cookies necessary for the site to operate, we use the following tools:
- Google Analytics: lets us understand, on a statistical basis, how the site is used (most visited pages, time spent browsing, traffic sources) in order to improve it.
- Google Tag Manager: manages and organizes the measurement tags that enable tools such as analytics, without itself collecting data that identifies you.
- Meta Pixel (Facebook Pixel): measures the effectiveness of our advertising and allows us to show you relevant ads and remarketing within Meta platforms, such as Facebook and Instagram.
These tools are operated by Google and Meta, companies based in the United States, and they use cookies that may process data outside Panama, so their use involves an international transfer of data (we detail this in the following section).
How to manage or disable cookies:
- Through the cookie manager or cookie banner on our site, when available, by accepting or rejecting the non-essential categories.
- Through your browser settings. Every browser (Chrome, Safari, Firefox, Edge, among others) has its own privacy section where you can block, delete or limit cookies. Please note that if you disable certain cookies, some features of the site may not work as you expect.
- Directly through each provider's own tools: you can manage Google advertising and measurement from the ad settings of your Google account, and adjust your Meta ad preferences from your Facebook or Instagram account settings.
Who we share your data with
We treat your information confidentially and share it only when necessary to provide the service you request or to operate the site. We may share your data with:
- Banks: only when you are the one requesting a pre-qualification or a mortgage application, and solely for the purpose of processing that request.
- Analytics and advertising providers (Google and Meta), through the cookies and technologies described above.
- Technology providers that operate our website and help us manage the requests we receive. They act as data processors, always under confidentiality obligations and following our instructions.
- Authorities: when there is a legal obligation to provide the information to the competent authorities.
We never sell your personal data.
International transfers
Some of the tools we use, specifically Google (Analytics and Tag Manager) and Meta (Meta Pixel), process data on servers located outside Panama, mainly in the United States. This means that, when you use our site, part of your technical browsing data may be transferred and processed abroad, which constitutes an international transfer of personal data. In accordance with Ley 81, these transfers are carried out when the provider or the destination country offers protection standards comparable to those of the law, or when the provider adopts the measures and safeguards necessary to protect your information. By accepting the use of these tools through the cookie manager, you consent to such transfer for the analytics and advertising purposes described.
Data retention
We retain your data only for as long as necessary to fulfill the purpose for which we collected it and, thereafter, for the periods required by law:
- Contact and interest data is kept for as long as we maintain a business relationship with you or a mutual interest exists, and thereafter for the period required to address any potential legal liabilities.
- Mortgage pre-qualification data is kept for the duration of the process and for as long as applicable legal obligations require.
- Browsing data is kept in accordance with the retention periods set by each analytics and advertising tool.
When the data is no longer needed, we securely delete or anonymize it.
Security
We apply reasonable technical and organizational measures to protect your data against unauthorized access, loss, alteration or improper disclosure. We work with providers that undertake to maintain the confidentiality of the information and that offer adequate security safeguards. No system is one hundred percent infallible, but we strive to keep your data secure and to review our measures on an ongoing basis.
Your rights
Ley 81 of 2019 recognizes that you, as the data subject, hold a series of rights over your information. You may exercise the following:
- Access: know which of your personal data we process and obtain information about how we use it.
- Rectification: correct your data when it is inaccurate, incomplete or out of date.
- Cancellation or deletion: request that we delete your data when it is no longer necessary, when you withdraw your consent or when otherwise applicable under the law.
- Objection: object to our processing of your data for certain purposes, such as commercial communications.
- Portability: receive your data in a structured, commonly used format, or request that it be transferred to another data controller, when technically possible.
How to exercise them: write to us at info@urbania.com.pa indicating which right you wish to exercise. We may ask you to prove your identity in order to protect your information. We will handle your request in a simple and transparent manner, and we will respond within the reasonable time frame established by law. Exercising these rights is free of charge.
If you believe we have not handled your request properly, or that your data is not being processed correctly, you have the right to file a claim with the ANTAI (Autoridad Nacional de Transparencia y Acceso a la Información), the authority responsible for overseeing compliance with Ley 81 in Panama.
Minors
Our site and our services are intended for persons of legal age. We do not intentionally collect data from minors. If we detect that we have received data from a minor without the corresponding authorization, we will delete it. If you are a parent or guardian and believe that a minor has provided us with information without your authorization, please write to us at info@urbania.com.pa and we will take care of it.
Links to third-party sites
Our site may contain links to third-party pages (for example, banking institutions or social networks). This policy covers only the processing we carry out and does not extend to those external sites, which are governed by their own privacy policies. We recommend that you review them before providing them with your data, as we are not responsible for their practices.
Changes to this policy
We may update this policy to reflect changes in our services, in the tools we use, or in applicable regulations. When we do, we will post the revised version on this same page and update the "last updated" date shown at the top. We encourage you to review it from time to time.
